What are commercial retaining walls?
Short answer
Commercial retaining walls hold slopes on properties other than single homes: HOA common areas, apartment and condo complexes, shopping centers and parking lots. They're almost always permitted and built from plans by a civil, structural or geotechnical engineer.

A lot of commercial wall work happens on existing properties, like an HOA slope wall that has started to lean or a parking lot wall that weeps after every rain. Those jobs look much like residential repair and replacement, with a board or property manager to report to and residents to work around.
Parking areas load a wall the same way driveways do, so walls along a lot or drive aisle are designed for vehicle surcharge. Larger ground-up projects usually come with a full civil and geotechnical package and a general contractor. We can bid wall work from those plans, but it isn't most of what we do.

Commercial Retaining Walls questions
How much does a commercial retaining wall cost?
Commercial walls are priced from the engineered plans, so height, length, wall type and the load above it set the number. Work around residents, tenants and parking, special inspection, and permits add to it. A written scope and estimate follow a site walk with the board, manager or owner.
Do you work with HOA boards and property managers?
HOA slopes and common-area walls are a common kind of commercial wall work. Boards usually need a written scope, photos and an estimate they can compare, and the site walk can be done with the manager or a board member.
Who pays for a retaining wall between an HOA and a homeowner?
That depends on who owns or maintains the land the wall sits on, which is set in the HOA's CC&Rs and maps. Check those documents, or ask the management company, before the work is scoped.
Do commercial retaining walls need special inspection?
Many do. Engineered concrete and masonry walls often require special inspection under the California Building Code, and the plans list which items need it. The owner usually hires the special inspector, separate from the builder.
Are commercial retaining wall blocks different from residential block?
Many commercial walls use large precast concrete blocks, some weighing well over a thousand pounds, set by machine. Their size lets taller walls stand by weight alone, often with less geogrid. Smaller segmental blocks are still used on many HOA and multifamily walls.
